Lots of problems with no resolution in the near future. Also spoke with other owners with the same issues.

Pulte needs to pay more attention to detail. They need more help and better trades.

Brian was outstanding. I have had seven homes built during my adult years, he is by far the best person I have worked with. He tried to meet our every need or desire during the home building process. We have been totally satisfied with this entire process..except the landscaping and the finished drywall. We are taking our drywall issues to Brian. Lets just say, to make this house a true high dollar house, It needs to have sanding around almost every outlet done. And before we closed, we made a deal with Brian that this home needs two coats of paint due to them forgetting to round the corners. Brian and the lead paint guy assured us on Friday, that by the time we were ready to close, they would have a second coat on the entire house. We have area's of wall that still don't have a first coat We were told that we would get at the minimum three gallon plants, not true. our landscaping looks like it was pieced together using leftover sod and bushes. We have multiple areas of no sod at all. Our tree in the front yard is dead, yet still it's in the ground. Very Shabby for a home that costs as much as it did. ... More

HOA policies are tainting this review

Respectfully suggest that Del Webb does not hold to a Closing date when the home has many significant deficiencies. Simply push the Closing date out a week or two and explain to the Buyer that the home does not yet meet your rigid standards. I’m aware that a home is a system of many subsystems and things do go wrong, but the Buyer should not be expected to be the Builders Quality Control system. I’m deeply disappointed.

Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

Del Webb needs to hire professional vendors, experienced construction managers and not overload them with 35 plus houses to manage. Upper management is non responsive including the President of Pulte. The whole process needs to improve.

Don’t fall for all the marketing hype and sales pitches…your overall construction process will be an adventure! The Construction Managers (CM’s) are overwhelmed (i.e., assigned more homes than they can properly supervise) with a number of subcontractors that lack quality workmanship & supervision. Construction rules (e.g., debris pick-up, eating within homes, etc.) are completely ignored and are not enforced. Various projects within a home will be started and not finished with no common sense nor explanation. It is not uncommon for several of these projects to sit for several weeks at a time. Lack of quality communication and overall transparency to the building process. Expect your messages to go unanswered, with no specific details provided to your questions. And if you can roll with all these punches and keep a very close eye on your homesite, you will eventually come out with a closing date that will often be pushed out with several “last-minute” issues that should have been addressed weeks prior. They lie to you about everything to sell you the home they change anything they want but we can’t change anything if I knew I could not screen in front porch I would not have built here the only thing good I can say is the warranty people are great

Del Webb at Viera finished our home within the original time estimate. We had a great construction manager that gave us weekly text updates with pictures. Overall quality of work was good. There were some issues that were corrected prior to closing. We have several minor warranty issues that were quickly responded to and fixed. Very pleased so far going into our second month in the home.

My how things have changed for the worse. A Del Webb home is no different from any of their other divisions or their competitors. The overall quality of our home is borderline atrocious. Mounding isn’t properly cut and fitted, tile work is slightly better. Wall texture is totally inconsistent. No amount of caulking, which is improperly used everywhere helps. Landscaping is as poor of quantity as one can get away with. Everyone who works for this builder has a lane, and in it they stay. Nothing with this build happened on time. And excuses flowed frequently for every imaginable issue. So far our del Webb experience leaves a lot to be desired. And I’m pretty sure I am not alone with these sentiments. ... More

When we started this purchase - we were raving fans of the builder, but at the end we could no longer recommend them.

Just a very good experince

Was told many things that later discovered untrue. 1) elevation and color of house: couldn’t pick what I wanted because had to “space those elevations and colors” on street. However, I see multiple houses in a row with same elevation and colors. So rules evidently changed 2) HOA dues presented as one thing but turning out to be something else 3) improper sizing of appliances sold through Del Webb Too much finger pointing between HOA and vendors. Trying to figure out “who drives the boat” - not one person is in charge and no one knows what another department is doing. Having built 3 homes previously, with generally very good to excellent experiences, we were shocked at how horrible this building experience was and how disappointing the end result upon move-in was. The issues are too numerous to list all, but some of the more egregious ones follow. First, fighting for months to get garage door windows and front glass door to be impact-rated in an “impact-glass” community and in accordance with Building Code in a Wind Bourne Debris Region (This involved personally sending DW relevant building code multiple times, having private inspector detailing in report, reaching out to upper management and attempting to make them understand that the paperwork that they provided to the county and to us did not match the installed product, and finally eventually having Brevard County Code enforcement sending someone out to inform DW that doors were not impact-rated as required). Next, supervision and quality control was limited to nonexistent: workers urinated in our guest bathtub (urine marinated there for 6 days before being emptied out/cleaned - tub was eventually replaced) and defecated in both toilets with no water service (toilets were eventually replaced prior to closing). In addition, Our luxury vinyl plank flooring was installed in a non-climate controlled environment (no AC in 90+ degree weather) invalidating the manufacturer’s warranty. The builder had to rip it out and replace it once the air conditioning was turned on. Communications were frequently inaccurate. On the day of closing, the house was filthy, had numerable bugs, spiders and spider nests covering walls and ceilings, unpainted window sills and numerous touchups needed, paint/grout splotches on floors… We think we are finally rid of the indoor pests after having our own cleaning woman spend a considerable amount of time cleaning up. The keys we were given at closing did not open any of our doors. The house has pockets of a “grease” smell that’s disgusting. Upon hectic move-in, we realized that there was no coat closet, the builder apparently forgot to build one despite being clearly documented in the the blueprints. It is currently under construction post closing. This experience was beyond awful, indescribably painful, and in an entire league of its own. We would not recommend that anyone use this builder unless like us, they want to be in an impact-glass, 55+ community in Brevard that eventually, once Amenity Center opens one year later than originally stated (now summer 2025), should be very nice. On a side note, several items promised upfront have now changed. Temporary “Lifestyle” House was to have a pool, but will not. HOA fee was to include Internet/TV but now it appears, per most recent newsletter, that this will be billed to homeowners. ... More

After having good experiences in building 3 homes, our expectations were high after reviewing the home building stages of Del Webb's homes online. We experience none of the process that was advertised, until we complained, and then we still only received 1 of the building stages of the presentation. We had 3 different construction managers who did not communicate with each other which caused us to missed opportunities to make changes we wanted before the final deadline. We visited a different location where we chose the model we wanted to purchase (due to our location was not completely built). The Sale Rep was unaware of certain home features at our location where our house was going to be built, which caused us to miss opportunities to purchase other features. After closing we could not live in our home due to the infestation of insects in the home, and a tub I could not use for a week. I was very upset and hurt for the first time in building a home and our last home for retirement. Numerous cosmetics and some structural issues, which was surprising for the price of our home, and still ongoing issues approximately 30 days after closing. We never heard from anyone of our concerns during our building process after we made two attempts, through customer service and corporate through our survey process. We are currently working with a wonderful Customer Care Manager to address our concerns, and issues with our new home that's the only reason why we marked "Trustworthiness" and "Responsiveness to issues" a 3. We are hopeful these issues will be resolved soon. We wanted to be honest about our experience so no one else will have to deal with these types of issues moving forward. We are very pleased with everyone at Del Webb in getting our dream home, our forever home.

Overall construction and sales support was excellent. Communications were inconsistent. Issues linger after closing (such as circuit breakers frequently tripping) impact many homes here and should have been resolved during construction.

I used Pulte for everything - realtor, mortgage, insurance which made the process smooth. Home was ready in the time frame originally predicted. Impact windows block out all the construction noise. Special shoutout to Bridget & Brian

We have built several homes, both custom and production. This was, by far the most difficult and frustrating experience ever. From a rude and condescending salesperson to an inexperienced construction manager, nothing about this build was easy. Communication was very difficult, likely because the construction manager was overworked with unrealistic expectations placed on him. Difficulties with county permitting, utilities, and subcontractors were evident, even as removed from the process as we were. The quality of the subcontractors was poor; it seemed as if they would do the minimum amount of work to check the box, their work was sloppy and they left their worksite very dirty. Urination and defamation in non-working toilets and showers was common from the subs (I assume). Near the closing date, we identified several items that needed to be addressed and they were fixed, but if we didn't identify them, they wouldn't have been fixed. While these items were being fixed, a painter would ask what needs to be done and if I didn't tell them each are that needed to be taken care of (if I missed one), it would not get done....(see above re:subs doing minimum work possible). The last issue, prior to closing, was the cleanliness of the home. We insisted that it be cleaned a second time, and it was, however such a poor job was done. Windows were not clean, there are paint splatters on almost all horizontal and some vertical surfaces, drywall texture overspray is everywhere. It took us many hours (we're still not done) cleaning a home that we paid what Pulte asked us to pay. There were no negotiations, no haggling over price. I really like my home, but the process was very stressful and unpleasant. Sales person was hardly ever available and lacked interest in helping or answering questions. She was not available for any appointments scheduled with builder. The day of the closing I had to ask the builder if he could call her so that she could join us to be part of the last walk thru. She came for a short time. Sales rep was not present at closing. I felt discriminated. The builder was inefficient. We had to delay the closing by a day because several things were not completed. The house was left very dirty. Another builder lend me a blade so that I could take grout and film off the tile and countertop. I am still waiting for flood lights to be installed. Paint job was terrible. I wish I had more positive comments. I am glad building process is almost done and look forward to enjoying my home. ... More

Worst house we have ever purchased. Horrible construction flaws. No quality control. Extremely disappointed in Pulte.

There were issues before closing that were not resolved and closing was delayed causing my belongings to be moved again into storage. The quality of workmanship was poor - paint on the floor and on the windows, exterior and interior doors out of line, sloppy paint job. The construction manager tried his best to resolve all the issues but with his other workload, it was overwhelming. It has been more than a month since closing and all issues are still not resolved.
