Having built 3 homes previously, with generally very good to excellent experiences, we were shocked at how horrible this building experience was and how disappointing the end result upon move-in was. The issues are too numerous to list all, but some of the more egregious ones follow. First, fighting for months to get garage door windows and front glass door to be impact-rated in an “impact-glass” community and in accordance with Building Code in a Wind Bourne Debris Region (This involved personally sending DW relevant building code multiple times, having private inspector detailing in report, reaching out to upper management and attempting to make them understand that the paperwork that they provided to the county and to us did not match the installed product, and finally eventually having Brevard County Code enforcement sending someone out to inform DW that doors were not impact-rated as required). Next, supervision and quality control was limited to nonexistent: workers urinated in our guest bathtub (urine marinated there for 6 days before being emptied out/cleaned - tub was eventually replaced) and defecated in both toilets with no water service (toilets were eventually replaced prior to closing). In addition, Our luxury vinyl plank flooring was installed in a non-climate controlled environment (no AC in 90+ degree weather) invalidating the manufacturer’s warranty. The builder had to rip it out and replace it once the air conditioning was turned on. Communications were frequently inaccurate. On the day of closing, the house was filthy, had numerable bugs, spiders and spider nests covering walls and ceilings, unpainted window sills and numerous touchups needed, paint/grout splotches on floors… We think we are finally rid of the indoor pests after having our own cleaning woman spend a considerable amount of time cleaning up. The keys we were given at closing did not open any of our doors. The house has pockets of a “grease” smell that’s disgusting. Upon hectic move-in, we realized that there was no coat closet, the builder apparently forgot to build one despite being clearly documented in the the blueprints. It is currently under construction post closing. This experience was beyond awful, indescribably painful, and in an entire league of its own. We would not recommend that anyone use this builder unless like us, they want to be in an impact-glass, 55+ community in Brevard that eventually, once Amenity Center opens one year later than originally stated (now summer 2025), should be very nice. On a side note, several items promised upfront have now changed. Temporary “Lifestyle” House was to have a pool, but will not. HOA fee was to include Internet/TV but now it appears, per most recent newsletter, that this will be billed to homeowners. ... More

We have built several homes, both custom and production. This was, by far the most difficult and frustrating experience ever. From a rude and condescending salesperson to an inexperienced construction manager, nothing about this build was easy. Communication was very difficult, likely because the construction manager was overworked with unrealistic expectations placed on him. Difficulties with county permitting, utilities, and subcontractors were evident, even as removed from the process as we were. The quality of the subcontractors was poor; it seemed as if they would do the minimum amount of work to check the box, their work was sloppy and they left their worksite very dirty. Urination and defamation in non-working toilets and showers was common from the subs (I assume). Near the closing date, we identified several items that needed to be addressed and they were fixed, but if we didn't identify them, they wouldn't have been fixed. While these items were being fixed, a painter would ask what needs to be done and if I didn't tell them each are that needed to be taken care of (if I missed one), it would not get done....(see above re:subs doing minimum work possible). The last issue, prior to closing, was the cleanliness of the home. We insisted that it be cleaned a second time, and it was, however such a poor job was done. Windows were not clean, there are paint splatters on almost all horizontal and some vertical surfaces, drywall texture overspray is everywhere. It took us many hours (we're still not done) cleaning a home that we paid what Pulte asked us to pay. There were no negotiations, no haggling over price. We should have received a home that looks like the models. Very disappointed and will definitely not recommend Pulte to anyone. ... More

Do not buy into Del Webb at Viera if you can avoid it. The quality of workmanship is horrible. The houses are slapped together. We have problems with drywall, paint quality, door trim gouges, paint on flooring, exterior paint coverage, pavers are sinking in on driveway, sprinkler system pipes are not buried, bathroom shower leaked into bathroom floor, scratches on glass in shower enclosure, door wall glass is scratched, bathroom mirror is scratched. The sales team promised a temporary pool until the clubhouse pool was ready; it didn’t happen, the clubhouse and pool was promised for summer 2024, now not going be ready until 2025. That only covers some of the issues; I can’t stress how dissatisfied and disappointed I am with Del Webb ... More
