We did not like the virtual closing.

The quality of the materials used and the responsiveness of the corporate staff in handling the closing deserves 5 stars. Thus far, the followup on warranty issues have been steady, but slow. We've been here 6 weeks and only 5 of the 10 items to be fixed have been fixed. There are 2 design/installation flaws: the hallway light needs 2 switches, not one; and all of the toilet paper holders should have been installed, at the very least, inline with the leading edge of the toilet itself so that you don't have to be an accomplished contortionist to twist your upper torso 90 degrees to get at the toilet paper. Meanwhile, the Whirlpool Washer and Dryer looks great from a design perspective. The top panels of both machines are shaped like the wings of a Boeing 737 Max. These machines look like they are aerodynamically ready to take off. Unfortunately, the only thing that takes off would be the laundry basket. When you put a basket on this wing-shaped airfoil, the basket will slide down the curvature and onto the ground. Thus, form and function have absolutely no practical relationship here whatsoever. I love the community and how it is laid out. The landscaping is amazing, not over done. The clubhouse and amenities are first rate. I would recommend this community to my friends. I am happy I made the right decision to move here.

Great quality home for the price. DiVosta was easy to work work. The Lakes at Waterside village is beautifully landscaped for a very serene atmosphere.

When the wind blows, the vents on the the roof make a lot of noise. I told the company about it but they said there was nothing they could do to correct it. Disappointed to say the least.

Subcontractors who can do quality work, but it usually required that someone is watching closely. Once the closing date is set, everyone rushes and you end up with a long punch-list of minor items.

I was extremely disappointed with my experience. This is the second home I bought here and the first one the experience was great. This one has been the total opposite. I bought the model home, which I understand is a spec home and I understand that there could be some nicks and dents, basically cosmetic, things that need to be fixed and I accept that and have no problem with that. But the spa does not work, and hasn't since I purchased the home, which is attached to the pool. There is no panel to operate the pool and you have to climb over pool equipment to even turn the pool heater on. They basically put in a pool the cheapest way possible with no way to control any functions other than go out to pool equipment and start climbing over it and turning valves. I was told to get spa to work I have to blow into a hose attached to the pool equipment. There are holes at the bottom of all drain spouts since they did nothing to deviate the stream of water away from the house. When it rains heavy, there is a gap between roof line and cage for pool where torrential streams of water come in onto lanai so not able to put any furniture there as it would get damaged with every rain event. There is no working fan in master bathroom. The front door does not close properly, and it is hurricane proof but any big gust of wind will blow it right open since it opens in instead of out and the door handle is loose. Electrical outlets in floor are non-functional. Cabinet doors have gaps so that you can see inside the cabinets - not installed properly. cracked tile in bathroom upstairs. Garage floor has two big stress cracks. The house has speakers throughout the house but no one seems to be able to tell me what they connect to. House has an alarm panel, but again, nobody can give me any details. Was told it would work with Xfinity and Xfinity just laughed and said impossible. And I could just go on and on. While in my previous home if I called with a problem someone was at my door within minutes to address it, here I'm mostly ignored. Was told to call Schlage and tell them I need a new door handle, blow into a tube to start spa (great idea during a pandemic). Was told cabinet doors would be corrected - didn't happen. Was told to get some river rock and fill in the holes created by rain creating holes every place there was a rain spout. Seriously?? Basically was just given stupid answers to real problems to make me go away and not bother them. I am sorry I ever bought this house. It has not brought me any joy so far, just aggravation. Plus I received two letters prior to my closing stating that if I did not close in time I would be i default and lose my deposit, even though I signed the Agreement of Sale contingent on my being able to get a mortgage without first selling my other home. They wanted to close on this house before their fiscal year ended and a week after I closed they started building a house a couple of feet from mine where it was just landscaping, trees and shrubbery and grass. So now I am dealing with construction noise and dirt on top of everything else. I just cannot recommend them to anyone at the moment as it seems that once you sign those final papers you are just an annoyance to them to be dismissed the quickest way possible. ... More

I would say that 90% of the house was great when we moved in. The other issues such as poorly finished drywall spots, an electrical circuit that wasn’t working, a few places of missing grout and paint issues are being addressed. The response of the warranty representative has been superb but the trades are difficult to pin down to get the corrections done. The structure is well built and we are pleased with the construction and timing. The down side of DiVosta being able to deliver a house so quickly is that the trades are here every day, even Sunday so there is always construction noise in the neighborhood. ... More

We have been impressed with DiVosta.

The build process went well, however we have been very disappointed with Vivint the vendor for the Home Automation System. Their service has been very poor and frustrating.

Had issues the first day with AC, coil replaced. back again 2 weeks later with a freon leak. These things happen and they responded with some prodding because it was a weekend. First time we use washing machine the sewer line is plugged. again these things happen but should have been addressed before closing with any kind of quality control.

When you buy a new house you expect that there will be some small issues. You don’t expect that the lights will fall out if the ceiling the doors won’t close the roof is leaking and nobody seems interested in fixing it. The fact that the daily rain is running through the electrical fittings in the bathroom and tripping out all of the electricity doesn’t seem to be a concern that needs to be addressed in addition to the fact that the ceiling will collapse if this goes on much longer. Still can’t open the sliding door to get outside. Not what we expected at all

Overall we are very happy with our new home by DiVosta.

I’ve been waiting 15 years to get a Divosta Home since I first saw a model. After waiting for the right time and the right location, I finally got one! It’s a great home and well worth the wait. Great build. Great craftsmanship. Great customer service. We love our new home.

The builders started building our home at the end of October 2019. We visited and saw the progress on a weekly basis. Our project manager, Bill answered any questions we had via text or e-mail. Prior to the sheet rock going up, Bill took us through an in depth tour of how well our house was built and how DiVosta used quality materials to build these homes. Our home was finished and we closed April 3, 2020. We love the village and the people! The clubhouse is absolutely beautiful, as it has a hotel resort size pool and spa surrounded by palm trees. You actually feel like you’re on vacation every day of the week. We are also very pleased with the full-size gym and party/catering area. We definitely made the right choice when we chose to build at Lakes At Waterway Village! ... More

Overall we like our new home. One huge problem we have experienced is a horrible interior paint job, window frames around permanent windows look horrible, our outdoor A/C unit has a very loud vibration noise and glue/caulk is all over the floor tiles. We continue to work on the floor ourselves, as it is very unsightly. Currently still waiting for all of our warranty repairs to be completed. Very frustrating.

Just have some minor issues with scratched windows and hollow tile thin set.

This was the second home we have built in less than 4 years and we thought DiVosta was better. Unfortunately for us, we are once again having a lot of the same poor workmanship issues. And the same lack of concern or communication to fix the house issues. Extremely disappointed.

Things were explained very well from start to finish!

DiVosta's reputation precedes them but they made our buying experience both pleasant and highly satisfactory both during the build process and the customer care they provide after closing. DiVosta does so much more than just build quality houses; they are a lifestyle developer that understands how to design a community that takes on a sense of place and immediately becomes home.

Any issues or concerns during construction were addressed immediately and to my satisfaction. We are very satisfied with our new home.

DiVosta does a great job , as a builder, with the quality of materials, speed to market getting it done, and creating a very pleasant neighborhood. 60 years of experience, go with a winner!
