Too many instances of being told "that is not covered by your warranty"....backyard flooding, gate/fence issues, etc.

We recently purchased a Lennar home. We were very excited about the purchase. Salesperson and mortgage broker were easy to deal with and they made the process happen very quickly. Once the sale was complete we felt as if we no longer mattered. The zero defects was a joke. We spent hours walking through the home marking areas for repair. 70% of repairs were not completed, the tape was just removed as if it were. We had difficulties entering the home for more than one week. Emails have been slow to receive responses. Although we like our home, we're not sure that we would purchase another ...

I do not feel Lennar has the owners as their priority or main concern. I feel that that "no" is the first response to most requests. Definitely do not feel that Lennar has gone out of their way to make sure I was a satisfied owner.

Decent Home, but Attention to Detail and Quality Are Lacking

While the layout works for our needs, there are several issues that reflect a lack of attention to detail and some questionable material choices. One of the bedroom doors is misaligned and does not close properly. Another door swing past their stop and hit the walls, Light switches have been placed behind the door making them inconvenient to reach. We also had to arrange for pest control shortly after moving in due to an ant problem—something we didn’t expect in a newly built home. We bought a Magnolia home. We were very ready so the loan process was very smooth on our end. Every time Lennar Mortgage would asked a document from us within 30 minutes it’s done. We would visit our house while it was under construction every week until it was totally done. We had our chance to inspect the house before the closing day. And we noticed some minor fix like one of the window is not sliding, the moldings are unattached to the wall yet, painting, the grass was dead at the backyard so they fixed it. The buying part was relatively easy. Although, I was never sure of who to talk to. From the mortgage agent, realtor, home buying agent, new purchase coordinator, to the walkthrough agent. The paint is pretty low quality, so if you have kids you’ll be either doing touch ups all the time or repainting with a paint that will last if washed. For the price of the house I was shocked it didn’t come with soft close cabinets and drawers. Landscape is done cheaply. The company would rather throw mulch down instead of sod or rock. We paid extra $27000 for the view because we live uphill. Now the house behind us block our view. Very disappointing. If we had known that our view had been block, we would not buy this house.

Workmanship are very poor, after we moved we saw a lot of problems the paint, lots of nails pops, window blinds, doors are loose, carpet are short, something missing on the counter, problem with internet cable, the stairs, water heater doesn't work on our first day , warranty guy only good on the first 2 weeks after that not answering the phone. Really disappointed, I will not recommend Lennar.

Prior to close discovered chip in granite! Summer was to handle this Monday morning after close- no one showed up no follow through- QR code done and requested by Haley no response. Prior to move in we noticed laundry door did not shut- mentioned to Jeff he looked at it said he’d handle- nothing no- Phil called spoke to him. No one cared to follow up! It took us meeting with 6 Lennar people to come up with a resolution. Not the easiest to work with except one person (Patrick) stood up and put the problem in their court, where it was to begin with, and we finally agreed.

We were lead to believe that if we put a deposit down to hold the lot that when the house was actually framed we would be able to get our deposit back if we did not like the house. One week after we put the deposit down we had to pay an earnest money. If I would have seen the completed house before the earnest money, I would have had serious second thoughts. I also made it abundantly clear that I plans on paying cash, but was still hounded by Lennar Lending to go through the loan process. A total waste of time.

We don't have any real problems with the Lennar people on the front lines, those we dealt with face-to-face. Our sales rep was terrific and our Lennar Mortgage rep was terrific also, but his underwriter/manager was an unreasonable nightmare, demanding documents and substantiation two days before scheduled closing, when that stuff should have been asked for weeks in advance. The stress that caused was enough to register on the Richter Scale. Beyond that, there were two big irritants, one as we were going through the buying process and one after we moved in. Tankless stupidity....

Lennar choose to use Rannai Tankless water heaters. what they also CHOOSE to do was NOT include a way to control it with out a service call. NOBODY knew anything about the heater. NOTHING. After many hours of extreme frustration over 3 days and disbelief this is actually happening, Ryan came thru after learning what to do to get it running again. This was unnecessary frustration if Lennar has spent the $155 to install a controller to the unit, so thanks for that time wasted. Heres a tip... Felt like my concerns during build were brushed aside. Have lived here for a few months and still finding things that are weird/not straight, clumps of texture that we didn't catch on walk thru. Floor plan is great. Located near schools. Probably would try not to buy from lennar again. Someday could be a good rental property.
