Detail work was not good. Actually in my lifetime of building 3 homes & remodeling others I have never seen poorer detail work. We have a long punch list. Cabinet had holes & nails protruding & unfilled cracks in the trim. Lots of nails sticking out in all trim work. The trim looks badly beat up in very many areas. Carpet wasn't protected was very soiled from workmens feet as well as paint spills from the painters . They tried cleaning but did not get the paint out or stains out. Empty words, incomplete and sloppy work

The builder poured the concrete slab wrong. After three weeks of trying to tell my field manager that through text, email, and voice messages, I finally found out the field manager had quit. After some time I got someone else to tell me they “identified the problem” but offered no plan to fix it. Even though I asked specific questions about reinforcing with rebar and using an expansion joint after they would jackhammer the concrete, I never got a direct answer if it would be done. Unfortunately although we ended up with a very good field manager and a good sales person, the overall experience was much more stressful, than any of our other building experiences. This was not due to back-ordered supplies. That was to be expected. It was poor craftsmanship, lack of communication, lack of follow-up, and months after closing still waiting on work to be completed. Our advice would be to never close until all of the mandatory work is done because once you are turned over to Customer Care, you get lost in a vacuum and all you have is email which can easily be disregarded. ...

Closing Turnover Disaster

I was buying a model home "as is". Pulte asked to move up the closing and close in 2 weeks (6 weeks earlier than scheduled)which I did. The day before closing my realtor did a walk thru and noted the items to be addressed that were not considered "as is". This was a model home that had a sales office in the garage. After closing I went to the house to find nothing that was noted the day prior had been completed. Very Poor Customer Service, Communication, and Follow-up

At our initial meeting with our field manager (Andy S.) in August 2020, he assured us that he would provide weekly updates as our house was being built. We received "weekly" updates on 9/4, 9/18, and 12/18/2020. We would have to ask questions several times before receiving any response. We would often receive no response at all. When we would raise issues, Andy would often respond "I'll take care of it" but not follow-up and actually do anything. Shoddy workmanship/craftsmanship, poor quality materials, not responsive, constantly missing promised deadlines, felt bullied into closing before house was complete, then ghosted after closing. Felt lied to. Still not completed satisfactorily. Sales person only one I would rate above 1 star at this point. We’ll see if customer care comes thru and makes up for any of this. People 55 and over should not have to go thru this kind of stress at this point in their lives. Terrible experience…one I would never go thru again.

I have built other homes with other builders in the past. This has been a terrible experience. Lack of communication. Lack of follow through. Empty promises. Could not keep to schedule. Long list of punch list items still not addressed and we closed on our new home 5 weeks ago. I do not recommend Pulte. Find another builder!

Don’t trust anything they tell you and check the process of building as often as possible. Their subcontractors are lackadaisical and exhibit very poor workmanship and concern about your new home. Quality is substandard for the prices you pay.

My house wasn’t clean before I moved in. Professional carpet cleaner said in all his 30 years he has never seen such filth in a brand new home. I have numerous issues that are still left unattended. I am not getting a response from the people responsible. I have issues with toilets, hot water, doors - we literally have to kick the back door to exit the house. A severe fire hazard.

This is my 4th new build and by far the worst experience I’ve ever had. From the initial purchase to selection of finishes and through the entire build, closing and first weeks of living here, it has been excruciating.—delay after delay, one serious problem after another, difficulty getting problems addressed. The one positive thing is the wonderful neighbors.

I identified poor workmanship on the inside and outside of my home before closing and turned in several service reports of things that I did not see before moving in (e.g., busted wall inside kitchen cabinet, hole in bathroom cabinet, hole in kitchen ceiling, bathroom fixtures not installed) Noone has reached out to me. I regret purchasing this house!!!! Its not worth the money!!!!!

I was told that Pulte was a quality home builder, but our experience (and that of our neighbors) has been far from positive. Pulte has cut corners, downgraded its materials, and provided poor workmanship. We have had problem after problem, and I would not have bought into Del Webb had I known what I know now.

I would not advise anyone to buy in this neighborhood or use this builder. I can only hope things will improve. I can see court action in the future. I was constantly fed misinformation. Their main excuse was supply chain difficulties, but it is obvious it is mismanagement and lack of communication. Their contract was great for them and covered everything that went wrong in their favor, I have met 20+ homeowners and I am yet to meet a happy or satisfied one.

Nightmare

Still trying to get major issues resolved 2 months after closing which was our 4th closing date set. No yard, grading , landscaping No cook too and oven . Loaner refrigerator with no ice. Crooked walls and tiles in shower. Just getting paint today. No gutters. Need I say more

There has been absolutely nothing good about this experience, besides being really poor craftsman ship, it took 5 months longer to close and that was without most of the outside unfinished and the inside with so many issues it is costing us a lot to fix. If you can buy somewhere else DO!!!

After a nightmare with closing we still have paint on the carpet. Holes in kitchen cabinets. Paint coming off outside trim. Loose window screams. Stain on walls. Very disappointed and feel as if I wasted my money. Would never buy from Pulte or in a community with them as a builder.
