Horrible building experience and horrible builder. Not only did it take 22 months to build, but their workmanship and lack of attention to detail are horrific. I’ve already replaced the tile for kitchen backsplash as well as the tile in the master shower stall. They use substandard subcontractors for everything and it shows in the quality of their work. There is NO communication during the building process and you’ll be left regretting ever buying a home with Divosta/Pulte. It is BRUTAL.

Very uncaring company to deal with

Very poor communications no one would follow and as we went to supervisors further up the management chain for assistance the would not follow up with us. This is the worst company I have ever felt with and recommend to anyone seeking a new home to look at other builders.

The construction process was the antithesis of the communicative engaging process shown in the promotional videos. I'm an architect and the DiVosta policies and techniques don't pass construction 101. Who builds a house, brings in doors, trim, and cupboards and then leaves the finished house in an environment that is not temperature or humidity controlled for June and July? Drywall, painting, and carpentry are terrible.

What a nightmare! I’ve built several homes over the years and have always enjoyed the experience. Building always has issues but as long as the builder is honest with you it all works out. There were many instances where Divosta/Pulte was not honest with me. So disappointing. I was extremely disappointed with my experience. This is the second home I bought here and the first one the experience was great. This one has been the total opposite. I bought the model home, which I understand is a spec home and I understand that there could be some nicks and dents, basically cosmetic, things that need to be fixed and I accept that and have no problem with that. But the spa does not work, and hasn't since I purchased the home, which is attached to the pool. With Pulte/DiVosta you definitely do not get what you pay for. House is hot with AC at 71. Seams of drywall visible, but told the are “within tolerance”. The sub-par-contractors are not held to any quality standards. Just rush to get the job done to get you to move into your home. Even with a “warranty” everything is “within tolerance“.

The house was filthy and clearly was thrown together by unskilled laborers. This was particularly true with the tile work and grouting. Multiple chipped tiles were installed on the bathroom walls, floor tiles were laid unevenly, grouting is lumpy, inconsistent and varied in color. Managers admitted to us that no supervisor was on-site to oversee the grouting, and agreed that the poor quality grout job encompassed the entire house. The day of closing was to be a day of celebration in our new home. To show up for closing to find workers still working and painting. Everything was rushed for closing day and the quality of finish work was extremely poor. My home building has been a disaster. We had a walk thru and there were several items to be addressed. At the closing projects were supposed to be completed but were not. There was paint. Caulk and grout on the floors. We spent 3 full days scraping paint off the floors and still find it. Doors were not hung properly, pavers were covered with paint. 200 had to be replaced. Vitek just left the house for the fifth time and our TV is still screwed up. One of the cords just dangles down in front of the wall and now they’ve washed their hands of it. They’re now forcing us to have to deal with going to Pulte and turn it in as a warranty claim and telling us that you’re gonna have to tear the wall apart to get the cord fish through the wall because somebody put a fire break where all of the cords run through. Don’t trust Linda sales office construction managers are useless. Spoken to five people all have similiar experiences. It’s up to the owners now to fix problems at our expense.

Sales person was great, structure of home was very good, but finishes from drywall on were done very poorly. Construction manager did not manage the end of the build and was unresponsive to our concerns and/or willing to make things right. Work of the subs was absolutely substandard.

This is our third New Build Pulte Home in 8 years - Our first house in Willowsford VA was a mess at closing - Our second house in Sonoma Isles took two extra months - but we felt that was acceptable b/c there seemed to be contractors working and it was during the tail end of Covid. If you’re entertaining buying an expensive home from Pulte in a $2 Million + neighborhood - save yourself the aggregation and do not! They are out of their league at a higher end price point. My 10-12 month build turned out taking 15 months with zero changes during the build.

2 months (8 weeks) in and more things to be done on the punch list

Ceilings & walls need to be taped in kitchen and living and dining room, Floors need to be cleaned and grout has three colors. We haven't put any furniture in yet because the floors were (are) a mess. Counter is falling apart and has big scratches, The sliding door was Caulked so it doesn't go into the pocket, Tiles in the bath room need to be Caulked. The overall experience has been extremely horrible. This is also the same for many neighbors we have spoken to in our community. The houses are being closed without being finished and the construction managers are not really inspecting any of the work done on the home. In our personal experience we had a driveway done in the incorrect width and the construction managers did not even know what the correct width should be.
