Everything was great until we got ready to close, our lender was ready but Del Web was not. Painting on the interior was fair at best.

Everything was fine. We are enjoying our new home.

Do not expect a "Quality Build"

Adam M. went above and beyond in helping us with the buying of our new home, as we were in CA. With Covid 19, we were unable to come to TX, so Adam went out weekly to take pictures of the progress of our new home and was in constant contact with us. We were not able to fly out for the closing and signed docs online. Was not present for walkthrough, but sent a punch list of what we saw in pictures that needed to be corrected. The contractor said he did the walkthrough, but it was very apparent that that was not true as there was no battery in a smoke alarm and was beeping until we went to buy and install a battery. Was very disappointed when we moved into our new home, as it was not cleaned. Had to sweep, vacuum, dust and clean paint from tile and grout throughout the house before moving anything in. Many items still need to be redone, builder should have taken more time and pride in the quality of work.. Want you to know that even though work still needs to be done, we love our new home! ... I was surprised at how sloppy the overall craftsmanship was in the details. I have found at least one corner not square. There is at least one crooked wall. Most of the electrical outlets don't cover the entire hole leaving the appearance of small holes next to the outlet plates. Some of the cabinet doors were hung crooked and the depth is that of cabinets put in a cheap house. The upgrade to the blinds is a disaster and will need to be replaced because they are crooked and cheap. Water drainage between houses is poor and will need to be addressed. The final cleaning and detailing of the home was sloppy and poorly done. No attention to detail! Overall the quality control was poor, at least 4 contractors need to fix/finish items after move-in.

It was nice to establish all the features and upgrades at the very beginning and forget about all the details and headaches of building. We are wintertime only in South Florida and the house was finished by the time we arrived for the winter season.

Bob, Jordan, and Gianni from sales to building and then follow up, this team was awesome. Bob kept us up to date along with Jordan since we were at distance. Gianni attentive attitude helped in correcting any minor issues to ensure they were resolved quickly.

We are enjoying our new home and our development.

The builder has low expectations and standards. Builder is focused on building fast and NOT on building a good quality production home, that is too bad , they have some Awesome floor plans. The trades are pushed to get things done FAST, so they are either unable or unqualified to do a good job. It has been over 30days since we completed our 30 day list of things to be fixed and the only response was we will schedule in the next month or two.

Bobbie was our agent and she kept in constant contact with us throughout the process.

Overall, the experience was pretty good. The building process adhered to the timeline and, overall, construction was good. The interior finishing is not fine-tuned and definitely could have displayed better craftsmanship. I will be submitting several items for warranty review. Also, simple additional options like framed mirrors in secondary bathrooms, additional towel racks in the master bathroom, and more shelving throughout should be added. It makes no sense that Pulte does not offer these options. Pulte should consider that some senior-aged people have the desire and financial ability to customize a home much more and would like to do so. Also, more attention to finishing details would be great! Finally, the home should be thoroughly cleaned and sanitized before turning it over to a new owner. ... More

Responsiveness to identified issues is laughable. I can’t recommend buying a house from del Webb

We are still left with lots of little repairs that need to be done and talking with our neighbors we are not alone.It would seem that with this building boom that’s going on in festival that selling and building fast has taken priority over doing a good job.

Being kept in touch during the entire process was very important to me.

Having looked at many communities across Florida, we chose to buy into the Del Webb community in Lakewood Ranch for a few reasons. The community itself offered an incredible array of activities and amenities among the best we had seen, secondly, the plan designs appealed very much to what we were looking for in our dream home, thirdly, the build quality of the homes themselves is top notch, with redundant features designed to keep the home safe and secure. Lakewood Ranch and the surrounding communities also appealed very much to us for its vibrancy, activities and quality of life we experienced when we visited. The whole experience from planning to the actual walk through was absolutely amazing. Our builder was always available and helpful. Couldn’t ask for a better/smoother process especially being a first time buyer. Thank you Dave.

Not a good quality and unqualified builder

Everyone we dealt with was super nice and did what they could to accommodate us.

Great quality and attention to detail. Our spec house had many upgrades, the most stunning of which is the kitchen. There have been minor issues to be corrected, which have taken more time and effort than we would have liked. But overall, it is a beautiful community, a beautiful home, and the home-buying process was easy.
