Make sure that everything that is identified as needing to be addressed during the final walkthrough is in fact fixed before you close. Otherwise it can be a big hassle to get these items fixed after the fact.

I was told that I would get gutters put in my house for Pulte taking over a year to have my house build, plus water getting into the house and having the insulation replaced because of moisture. How am I expected to write a good review when other houses were started after my house was being built but yet some of those homes were completed first. Not only were those homes completed first but some had a much cleaner appearance at closing than my house. Poor quality and workmanship, but great people

The quality of workmanship inside the home is extremely poor. The baseboards and door frames have dents and lines throughout. The paint is splattered and chunky throughout. However, the project manager and support team are great. They are quick to handle issues. We are currently prioritizing what we want to deal with in terms of resolving the cosmetic issues, and what we are willing to live with.

I was so impressed with Pulte construction quality by seeing my friend's home, but I don't see that level of quality in my home building process. So sorry to say this but I am so honest about it.

Pulte disappointed in our new build

This will be the laat Pulte home we build. We have built with other companies and were much happier. The quality of work is terrible. Our paint job was bad. Our cabinet that was already fixed is falling apart. Our sod is 2 to 3 inches lower than our neighbors. Plants are dead. Cabinets were not finished and more. Trying to get warranty to fix some of this is like puling teeth

Better take your time and effort to review everything, inch by inch of your entire new house. After closing you’re on you own. Repair service is slow as never expected CS manager feels like is giving you a favor or doing a courtesy order sending the repair team. Enjoy your new experience

Once you close, it is difficult to get an immediate response for repairs or help with major issues. Other homeowners have shared about issues with getting water on or help with electrical problems, similar to what we experienced. We chose Pulte based on their reputation in our former city. Unfortunately, they did not meet our expectations.

I had a salesperson who wasn't honest about things like the fact they submitted permits incorrectly to the city and had to RE submit so it took 5 MONTHS to get permit to build! The first construction manager would also lie and say things were done and I would go by and those things were NOT done then he backtracked and denied telling me these things. FINALLY got a construction manager who was awesome (Austin M) and things went pretty smoothly. Still took 18 months to build what should have taken 6-8 months.

The home building process was stressful and delayed. Not all the delays were due to labor and supply shortages. Some of them were due to an inexperienced construction manager and trades that made mistakes. The price of the house was high compared to what you could get 5-10 years ago. The quality of the build was medium-high. No major issues, but some components were not done to my satisfaction and I plan to replace certain things within a year or two. As first time new construction homebuyers, this was definitely a less than average experience. Unfortunately, the way the homebuying experience finished is what was the most disappointing. There was a strong lack of communication and a lack of attention to details. We have had so many issues that would require us reaching out to service department for requests. Each issue is addressed by different person and it takes forever to come out to work on it might even take multiple visits. We paid for the upgraded padding for the carpet but they didn’t install it in the house. Overall I would say I expected better quality, planning, and service.

I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. A challengeable construction

Initial the process was slow primarily due to supply chain issues. But then the problem was with the construction manager never meeting deadlines because too many houses were being built in parallel. Thanks to Josh, a supervisor, he stepped up, made all necessary corrections, and reduced more delays. The overall delay was of 3 months. So, it is important having a contingency.

Disappointing final weeks before move in

Our construction manager did a 2hr blue tape walk through with us and did not address the issues we highlighted before closing. We visited the house a week after walk through (2 days before closing) and noticed all the areas still untouched. When we brought it up to him he said he'd take care it before our closing. I am happy about the plan. But, Quality of workmanship & materials can be improved. I would expect it should be high grade as a national level builder. The wood on the floor has squeaking sounds and it is not flat around the floor. The construction manager says" no home is perfect" before you signs the home closing.

Working with the sales consultant was great for the most part, until the very end when communication basically stopped. For your sake, I hope you don't have any issues because getting them addressed is time consuming and getting someone to actually help you is difficult. You pay a lot of money for not great service. I continue to notice poor craftmanship in my home and the interior paint job has tons of issues. I really want to rate the experience higher - because I know how hard the employees at Pulte work. Some of the most honest, kind, and hard working folks that really care about what they do. Living in the neighborhood I see how late the project managers work and how during the home buying process the reps make themselves available. At the same time they seem spread really thin, too many projects per person at once.
