We had personality issues Pulte Mortgage and had to surrender the closing cost incentive to get outside financing. When we attempted to speak to a manager about the issues with our loan counselor we never heard back from the manager but we did get a nasty call from the loan officer. Also, we have several warranty issues to claim but there most egregious and frustrating we didn’t notice on the walk through with the lights on. Every single seam in the drywall on the walls and ceilings is visible in the natural light. Every wall and ceiling in the entire home has seams showing. I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

this was supposed to be a happy moment for me, but instead, it was a nightmare. they forced my hand into closing before the end of the year or else they were going to take all of my incentives. It’s not my fault that you guys had a cyber attack two days before closing. Jay, the builder of the home is amazing. He responds quick comes over sees the problem and get it corrected. ericka was terrible. No communication told me things that weren’t true and just all around. Not a great job.

overall fair experience. unfortunately the finishes are sub par. no cabinet pulls on cabinets, no shower door on stand up shower, no backsplash, no screen on slider so i had to screen in porch to prevent bugs infestation. lots of bugs and spiders here. no mail box so who knows where mail is. response to issues is rapid and the crew is exceptional. after spending $400,000, i still need to finish my own home with necessary fixes.

A few members of the team are not good at their job, made the sales process/process for waiting for the home painful. Construction manager was great

My first time buying a home and we chose to build from the ground up. I wish in the beginning process I could have been informed on certain things before my signing.

The construction process went well. The managers of the job communicate effectively and do a great job of keeping us apprised of what is happening. Things happened as they described. That said, the final product leaves a lot to be desired. The trim carpenters and painters are not very good. Some trim pieces they used were obviously damaged. The final painting of the home needs a ton of rework.

Pulte overall was ok but they did not work as a team between sales, builder and mortgage, and title. I was hoping that but having everything in one place the experience would be smoother but many times the staff would respite d that’s not my job .., it’s the other department job… while I understand each plays a different role the responses and willingness to help resolve or transfer calls within the organization should have been done with the customer in mind. I was purchasing my home from a distance and hopped by having everything under one company would have provided for a smoother transition in the process. In addition my home insurance, which I ordered through Pulte, was canceled for non-payment even though their title company sent them a check through escrow. It took more time to build the house than I expected. Circumstances were a lot different than when I started the process. The house is well-built. I am appreciative now that I'm in my new house.

Beautiful home. The process took 18 months, misinformation and poor communication during this process. In the end we gsve a lovely home!

The overall finish of the house might be very poor if you do not pay the upgrades that cost a fortune!! Slab 5X10 in the backyard - cannot even put a table with 4 chairs!! Frustrating and disappointed!

From what I was able to observe during construction, I would say that the home seems solidly built. However, the finish work leaves something to be desired. This could be due to the skill level and level of pride-of-workmanship of the subs used at our particular location. Some fixtures and materials could have been of a better quality. Also, there has been some damage to siding and concrete by subcontractors doing their work. Due to seasonal/weather conditions, we are not finished with yard and landscaping, so we will have to wait and see how that turns out going forward. Our Pulte personnel have been great to work with; from our sales agent to our loan agents and title agents to our construction manager, all were/are excellent. As for value for price; well obviously the home is overpriced for what you get but that is due to the local market conditions. ... More

We were on a list for building, somehow we were bypassed and lost onthe wait list. Did not get the facade we wanted to build or the lot we wanted due to being bypassed. I believe we paid more due to the longer than normal wait, 6 to 8 months.

House could have been cleaned up inside and in garage prior to move in. House number fell off and I had to glue back on

I recommend a new Pulte buyer gets their own financing. Pulte mortgage was less than satisfactory and made me feel like I couldn’t afford their homes. My sales person, Nick was great. Very responsive and helpful. My builder, Adam was also very good responsive and helpful.

Pulte bank and Pulte as a organization can use targeted diversity equity and inclusion training as historically the company struggles with homebuyers of color. I did experience this! I do enjoy having my home complete.

First of all, the people on site are wonderful! I had a bad experience with the design center. The wrong layout for the kitchen was ordered. No one told me the slider shelves ( as shown in the model homes) were only going to be the upper shelf. I am very disappointed in the quality of the painters. Many small drips on the new flooring and poor workmanship on the caulking, and top and bottom edges of doors are not painted. The texture of the shelves and trim is very rough, could have used a quick sanding. I know it’s hard to find workers at this time. Although I love my new home, the homebuying process was brutal - particularly with the Pulte loan service - I almost walked away from my deposit - The home is great but be prepared to be humiliated if you choose the loan incentives. I also discovered that the agent misled, not only me but most, regarding HOA dues and other aspects of the final deal. I have had to have a number of building isssues repaired immediately and it has been time consuming

Overall a good experience, a lot of little details we over looked that I wish we paid more attention to. Everything we asked for they did. If I could do it again I would but I would be more involved and went and inspected the house more through out the building process.

Disappointed in the constant change with my close date. I had to reach out several times and ask questions about where my home was out. Everything was blamed on COVID but the problem was they were not realistic with their close date.

The beginning was exciting. During was torture. The end was ok. The lack of communication during the build was very poor at best. I would occasionally get a copy and paste email about the build status ending in”your construction manager will follow up with you shortly” message. Almost never happened. I’d rather not even receive an email to get my hopes up. The end was better but because the 3rd or 4th construction manager, “Nemo”, actually followed up. I know it wasn’t his fault but I couldn’t get a final closing date until the last 3 weeks before closing after an almost 4 month delay. Which meant, I couldn’t lock in a rate! Which meant, the interest rate increased and obviously my mortgage payment did too. Not sure if I’d buy a new build again but I’m glad it’s over. The small quality issues I’ve experienced have almost all been fixed except the chip inside the sliding glass door. Kinda frustrating. A couple other issues also still pending.… ... More
