Spend as much time as possible deciding on options.

With designing the home there were too many things that were "upgrades", which most were quite costly. The model that is available does not show the real product as almost everything is an upgrade. Its also annoying that you have to wait for sod in order to add a larger concrete pad in the back. Late July and no sod, so our concrete pad needs to wait another month to complete. My AC fan is loud and needs to be on at all times in order to keep the house cool. I'm sure I should have upgraded that too. Very pleased with the quality of my new home.

Pros: Good floor plan (Alison), Very Nice and competent building manager ( Ryan) Cons: Inflexible and contract focused interactions with sales. ( If you have to ask for something that is not spelled out in the contract, don’t bother, the answer is NO). Excessive (in my opinion) “Earnest Money”.... more than $50K (10%) in our case. Once you have paid that much, you are locked in and not much room for flexibility/requests after that. Compared to our old Carmel subdivision, no pool, clubhouse. Not a welcoming HOA and community feel... got 2 “courtesy notices” within the first 3 weeks as we were still unpacking ( eg Trash visible) ... More

I found the process to be very frustrating. I had a lot of surprises of things that were considered upgrades but that I would have expected were included. I found the field managers nice but not empowered to make hard decisions when it was related to mistakes made in the field.

I think custom relation could be improved.

Great Floor Plans with Quality Materials!

Our house seems to be built well but Pulte didn’t do some of the things we noted to be fixed during walkthrough. We almost didn’t sign due to them not doing a single thing on the list. I indicated some things that we needed done before we were to close in 4 hours and those were done. Some of the others were done after putting in warranty service request but I’m either going to fix the rest on my own or have already fixed it. The service team is extra responsive and things are fixed within two weeks. Overall happy with the home, but finish work is pretty poor. Paint runs on walls and trim. Backsplash not installed correctly. Caulking ridiculously smeared on tile and cabinets from lazy clean up. Oven not level. Paint & stucco drops all over patios. Rust stains everywhere in garage. Scratches on windows. Warped closet doors. No trash bins in kitchen cabinet (waiting over 1 month now for fix). Just to name a few. Builder has been amazingly unapologetic about the lack in quality. It’s been inconvenient to have (and still have) workers continuously come to the house to fix things, and then not do their best and have to return. I suspect with over half of owners being absentee landlords overseas, they get away with this stuff all the time. We love our new Pulte home!

Definitely a home builder that wants you to have a quality house. Also, for a good value. The only thing that we didn't like is their inability to make ANY changes to the model home we chose. Other than that, all went well.

Overall, I had a good experience with Pulte. Our sales person was great to work with and more importantly, we love our new home! The floor plans are nice and it was the right house for us. My only advice, if you are building from scratch, is to make sure that you are involved in very step of the construction /build as much as you can. There were times that we caught some mistakes in the construction. We pointed these out and they were rectified, but my point being we caught them in time. Once you are close to the closing date it will be harder to get these corrected. Best of luck!

Beware that the stairwell to the second floor is not designed well. it’s impossible to get a normal size couch to the second floor. in addition there are FOUR doors in the master bedroom that are a bit cumbersome to navigate. otherwise i’m entirely happy and really enjoying settling into my new home.

We moved into our new home and we absolutely love it.

We moved in a month ago and couldn't be happier! Everyone has been so great to us throughout the process. If it wasn't our forever home, we'd definitely go with Pulte again!

construction team is very execution focused and get things done as soon as they physically can. of course contact with sales office needs work as the closing took a lot of effort!

We have a long punch list that needs to be addressed - some noted prior to moving in and some after. Pulte employees are very nice, but the lack of response to addressing the issues is growing increasingly annoying. Product is decent but recommend not closing until 100% satisfied with product.

This is the second home from Pulte we purchased because of the quality work based on the first one. Unfortunately, the quality of the workmanship and materials on this new house is so poor, we just can’t even compare to the first one or even some fixer uppers. Doors and door frames are refurbished with new paints over them but still can be seen visibility on the outside with dents and uneven surface. Most windows don’t seem new with serious scratches on the handle bars. Shower tub also with serious scratches. People not cleaning after themselves, which left paints in the kitchen sink and shower. The wall in the garage is made of the cheapest material I’ve even seen for a new build, if I had not asked the site manager to fix some of the stuff, one would not believe it’s a new house. All of the above plus other small details not worth mentioning, are just one would not expect for purchasing a brand new house. Minimum zero attention to detail and carelessness are how I would describe this new build. I would like to invite the senior leadership in Pulte headquarters to come check out the quality of work and see for themselves and tell me if this is what a new house should be nor would they be happy with it. I got tired of asking the site manager to fix this and that, I rather deal with it myself after work because I knew there was no way to demand further, which was going to waste a lot of my time, plus the site manager had a tight schedule and other demands from other home owners. I was impressed by the value that Pulte provided. For any small issues that were found, they were responsive and prompt in dealing with them. Would recommend Pulte to friends.

Very caring and organized company.

We live 1,500 miles away from Tampa, so the majority of the building experience was remote/virtual. The Pulte staff were great- we received weekly updates with pictures from Daniel, our site manager, and we completed the closing by mail. Ten few issues we had were addressed in a very timely fashion.

We are very satisfied with out new home! We didn't know what to expect going into the build process, but working with Bobby and Blake was phenomenal. Their level of communication was incredible and they addressed any issue that came up. The housing market is wacko in this area...so it's hard to gauge the "value for the price paid" rating. We are very pleased with the product, though!

The hardworking sales staff was been exceptionally responsive to our concerns throughout the process. The design staff was a pleasure to work with. The building manager was responsive to our needs. There were some delays and lack of communication with the appraisal process. Perhaps not 5 star but a good experience overall and one that we were glad to have had.
