Make sure when you do your walk thru you take your time and person takes notes. Take photos. 75% of items were not corrected and now we're living thru contractors in and out of the house. Makes it difficult when you're trying to settle in.

Home was delivered 1 year late with very poor craftsmanship and little quality control. House was not delivered in moved in condition and was very dirty. Craftsmanship is equivalent to DIY. Uneven flooring, cracked tiles, cracked grout, loose, rotted, moldy subfloors, missing cabinetry, electrical issues, crooked walls, sloppy paint and trim work.

Overall we love our new home. As with any new home, there have been a few issues/punch list items but so far Lennar has been great about fixing them. Lennar Mortgage (Bryan is amazing to work with), Lennar Insurance and Heidi all made this home building and buying experience an easy one. Thank you

The overall experience was stressful , I believe that the craftsmanship of the house is poor, as I am already seeing nail pops , had to have warranty work done . When asked if I could have some paint to touch up my walls after moving in , I was told you can go to Sherwood Williams and tell them Lennar house Walnut Creek and they know the paint . To be honest that’s not what someone that pays 500,000 for a home wants to hear , your build supervisor did catch the pillar in front of my home as twisted . Placement of light switches are awful why not have a switch in the garage for the garage , No outlet near the water main to use the monitoring items that require 120 v , I rate my over at 3 stars , some people on your team work as hard as they can to please the buyer others are just there to collect a check and you can see that , the warranty dept was quick to come and fix my issues , slate did a great job of keeping me in the loop. ... 2 days after moving in to the new construction home my downstairs bathroom had a sewage back up and overflow. I had 6 inches of sewage in my entire bottom floor of the house. Bayonet was sent out to scope the lines and clear the clog, they found construction rags blocking the path and the cause for the over flow. This over flow ruined almost all of my furniture and everything in the boxes that had not been unpacked yet sitting in my living room. I was told everything would be covered by Lennar, this was not true. 3 weeks of very loud dehumidifiers running 24/7, which increased my electric bill by almost $200, my living room was tented off where I could hardly get into my kitchen for 4 weeks, I also had to miss a lot of work just to be home while they replaced the drywall that had been damaged. I am a first time home buyer who has had a horrible experience with Lennar through this process. I have still not received an apology for the incompetence of the construction workers, only god knows how they got the construction rags in the pipes. After everything got repaired I proceed to ask about when I would be reimbursed for my personal belongings that were damaged considering I had been told the whole time that I would be reimbursed. I was then given a warranty handbook and told to read a section on page 9 that tells me they aren’t responsible for personal belongings damaged even though I have no control over this. I am getting married in august and still have about 10k that has to be paid off. I am now put further in debt because I have to buy all new furniture. This was supposed to be a fresh start and the beginning to an amazing next set of years, instead I am stuck in a rut thanks to Lennar. What a horrible experience this has been. This isn’t second Lennar home. I am a single woman and was very nervous about everything. I had to buy a home after the hurricane and I went to Lennar because I knew I had a great experience before. Kristen walked me through all the financial steps and answered her phone and texted me back always and very promptly. Colten answered all my questions about the property quickly and with detail, Mike followed up to make sure I had all proper documents and Brian has been in touch and over the top in any questions or other Ned’s with the home. These employees exhibit such loving concern and empathetic interest. They are the reason I recommend Lennar. Of course Lennar develops a beautiful good quality home fir a great price! I have very good experience with Jon and my loan officer (Christian) and his team. But on my backyard the drainage (landscape) is really bad. I report for lennar home care last month 03/10/2023 and they told me the builder will fix the landscape. It's over a month now and a lot of water on my backyard. There is rain last Wednesday after 6 days still a lot of water.

We have enjoyed our experience with Lennar as positive and exceptional workmanship. Everyone we encountered has been pleasant and responsive.

Great Experience The Builder took time to respond to all my questions

Our homebuying journey started in January 2022 with Lennar. With the market going crazy and labor/product shortages, Lennar suspended new sales of lots. The floor plan was what we fell in love with...and after being on the top of waitlist for 4 months, they raised the price 30k and rates rose from 3 to 6%... yet decided to sign and move forward. My wife and I got to choose everything we wanted in our home and were very excited. 2 weeks after signing, we found out we were pregnant after trying for about a year! Foundation was poured, and we have our initial building consultation where we were quoted 1 inch of fall for every 10 ft per the Construction Manager. Unfortunately, that 1 inch per 10 feet became closer to 10 -12 inches per 10 ft as the home progressed. For investment purposes and my families enjoyment of the yard, we decided the lot was not something we could live with. I was not about to spend $570,000 on an almost unusable backyard due to sloping. My wife and I decided to shift to another house already being built that also was scheduled to be completed prior to the birth of our first child. Our inspector found numerous items throughout the building process which coincided with a very dry fall. During the last 3 weeks of construction, the community warranty representative was on leave, the construction manager got COVID and the main carpenter parted ways with Lennar. This left quite a few items on the home finished poorly with few workers to repair in a timely fashion as our closing was between Christmas and New Years. One such item was a broken window that was supposedly ordered prior to closing....only to find out that the construction manager was not true to his word and we now had to submit a warranty claim. If you are looking for fast acting response times from a builder, Lennar is not that builder. It took 67 days to have a broken window pane repaired after reaching out to the company on 7 separate occasions, ultimately including a call to the Indianapolis Division President. We've had shingles blow off and have to be repaired 3 times, foundation leaking via cracks by both basement egress windows, a gas leak at our oven, siding VIOLENTLY rattling at multiple points throughout the home, concrete with negative sloping towards the home at the garage threshold and at front porch, bricks left in the kiln took long and installed on the home with large cracks (dozens), crooked kitchen cabinets and handles, a very crooked stair railing, and about 20 other smaller items. My favorite, though, has to be the 7 leaking windows. We are now 107 days post-closing and they still leak every time it rains. Recently, my wife and I came downstairs to a pool of water on our dining room floor. 107 days is almost a 3rd of the 1 year warranty, which Lennar has expressed they will not extend despite the unreasonable timeframe to repair this water intrusion...not to mention this major slipping hazard for my wife and baby girl. Being a real estate agent, the silver lining is that this horrendous experience has happened to me and not a client I am representing. I couldn't imagine the negative social media publicity I would get from someone complaining about this kind of outrageous experience. I will definitely be thinking twice when consulting a client who is interested in a Lennar home in the future. The only reason the responsiveness is not a 1 star is because of Wayne. The community warranty manager that came back from medical leave to clean up someone else's mess. This guy was behind the eight ball and has been nothing put polite and responsive to my wife and I. Unfortunately, not all Lennar employees are Wayne and he alone couldn't make up for the others' mistakes/communcation. ... More

All in all a good experience. We got a well built home at a reasonable price. Some of the workmanship could have been better which required a number of tradesmen return visits. Lennar's was very responsive to any issues, kudos to them. Bottom line I am a satisfied home owner.

Be careful and double check everything

All I have to say is that these lennar homes aren’t built with quality but rather with just speed over all - they can build a whole house bottom up in 2 months but won’t fix an issue after close date. After you close it’s like you don’t matter. Quality = what you pay for.

House is great floor plan and price was good for what we got. Follow up of service is a little slow because of the rush to build new homes. Hopefully when building is done they will be back to finish up the little details that need attention.

Laura F. in the sales department was great, with frequent communications and helpfulness. The closing process was smooth. My only complaint about the sales and closing process (which is a plus, actually, in the current market), is that the closing date was pushed ahead by a month and I had a temporary rental that I could not get out of, so had 2 properties for 2 months. Which DID allow a slow move-in, with ability to have contractors do work without the home being cluttered with boxes and large furniture being placed (getting in the way of painting and the like). My big "nit pick" is that Lennar advertises "everything's included" and it's FAR from that. Some things ARE included that I don't feel necessary, like the smart home features (need to add a lot of components to make it a worthwhile system - the homes are generally long and dead spots are an issue, for example - and they are pricey), while others, like patio screening and an open patio (this is the South and a beach area; folks want to be outdoors), assist bars in showers and tubs (many buying in this area are 55+, hello), blinds, ceiling fans, and a painted garage are not. But, to be honest, this is the current state of the building industry. My sister owns a home built in 2016 and it's shocking to see how many features were standard back then (different builder) and are not today. My advice is to expect a LOT of needed additions and a big budget would be helpful. ... More

I had tenant moved into my new house with lots of issues, unfinished drywall paintings, big issue AC is still NOT working after moving into the house for more than a month, glad our tenant was tolerant. Tenants started complaining about noises on the pipes, glad it turned out be something small. This was my worst experience and appreciate if you can look into the issues, this is my fourth home, I am owning and never had any serious experiences like this with any other builder. Hopefully someone can focus on these issues and come up with a resolution soon

So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. We were told that these thing would be finished closer to closing. Fast forward to the week of closing and almost none of the things that we brought up had been fixed yet. And when they finally did fix them it was a very sub par job. I’ll give them credit for building a house. But the devil is in the details. You can tell when they had people that actually knew what they were doing working vs when they didn’t. I asked them to level the sod out before we moved in and they basically just put a band aid on it that lasted about 2 days. It’s obvious that they didn’t install it correctly. I can count on one hand how many right angles they made with the molding in the house. And the caulking lines are absolutely awful. The tile in our shower was left uneven at the top. Who does that. It immediately draws your eye to it. I didn’t mind so much because of a willingness to fix and change what I wanted, but as a professional you should still want to present the best product you can. Whoever came in to check the work that had been done obviously didn’t care about the finished product. The excuse we got for most of it after bringing it up again was that it was “all within acceptable limits for the builders”. Long story short the quality of these pre-fab contractors is no where near what it used to be. it makes me wonder what else in the house was put together to an “acceptable level”. Last thing, the cleaning job they do before you move in is absolutely laughable. They may as well have not even done it. Paint all over the floor and looked dirtier then before they cleaned it. ... Our buying experience hasn’t ended yet. Before we move into our new home we want to get additional work done on it. The interior paint was a flat dull gray on the walls, and the ceilings were a little lighter flat gray. My wife could not live with all that gray flat paint. I mean flat paint is the cheapest paint money can buy. Also, it isn’t practical at all. Get a smudge on it and it’s there to stay! So we got a nice satin paint all around. Now we’re getting more shelving added in all of the bigger closets. Our biggest complaint regarding our Lennar experience is the fact that we had virtually no choices in anything, ie cabinets, countertops, carpet, interior color, exterior color, etc. the only choice we had was which of the floor plans on the few available lots we could get. When we purchase a half million dollar home we expect to have a few more choices. In this bull real estate market, the developers have the luxury of dictating to the buyers instead of the buyers telling them specifically what we want. Guess I’m a little old school for this type of sales and marketing… We do think that our new home is basically sound construction in all the phases. I personally think the quality of construction is better than the other national builders in our area such as, DR Horton, Pulte, Beazer, Dale Webb, etc. We’ve only encountered one problem thus far. Our landscaper could not get the irrigation system to work. He said our grass was distressed and nearly dead because of a lack of water. So we called Lennar, SC MB. We actually got a real person on the phone. I described our irrigation problem to the nice lady and she made a call and got the problem taken care of almost immediately!!! What a pleasant surprise!! The home buying experience went well and was easy. The quality isn't exactly what we expected. There are dents, dings, flaws, and stains throughout. The carpet was placed in the home much too early in the process and was handed over to us with clay stains throughout. Two toilets were covered in urine from the construction workers, and the primary shower was not clean. The house just felt dirty when we moved in. That was disappointing. There hasn't been any follow up with anyone on the team either since escrow closed. This isn't the experience we expected from Lennar. We're hopeful the flaws are only cosmetic. The neighborhood seems great and we love all the trees and green spaces. ... More

I've been a successful sales person most of my life. My success came from listening to my customers. Lennar's sales force doesn't listen, they give orders. Home inspection is at this time and date be there. Settlement will be at such and such time be there. The times I received didn't work for us. It required two week argument to move them forward 90 minutes. I don't like an ultimatum, Lennar lives by them.

The buying process was fairly smooth. The home itself is beautiful, but definitely disappointed overall in the quality now that I am moved in. Issues arising as time goes on - major one being electrical work. An outlet in the garage was not working right off the bat - it was installed improperly. That was foreshadowing for the electrical issues that have arisen with breakers constantly tripping and lights and fans flickering. I had hopes with new construction that sound from connecting townhomes would be a non issue - but could not have been more wrong. I am confident I know every time my connecting neighbor takes the stairs or has a jam session. Not leaving touch up paint is also a really subpar practice as I now have to spend hundreds of dollars to get a can of touch up paint. Additionally the neighborhood itself is absolutely pitch black at night without a single street light. Overall I would be unlikely to recommend to a friend, aside from appearance. ... More

Lennar made it easy and concise throughout the entire process. Their team kept in touch with me every step of the way. All construction issues were addressed and remedied prior to closing ( nothing major ). Mortgage people were difficult to deal with.
