Numerous issues with home

I would have liked my 1st homeobuying experience to have been a great experience. However, the whole experience up until this point has been void of joy. I was blessed to purchase a home in TX, however the process was very rushed, I was lied to on numerous occasions, I noted damages in the home prior to closing which I had to deal with afterwards, the process of getting things fixed (which were under warranty) has been difficult to manage, I noticed multiple things after which were not functioning correctly after closing on the home.

The outside agents I used were excellent! However my experience with Lennar wasn’t satisfactory! The day I was to move in was a nightmare! The elevator wasn’t working and my condo is on the 4th floor. In fact, the elevator wasn’t working and down for the next 3 days.. I lost money because the movers had to reschedule. If a part was missing, why was it not sent overnight courier? Nobody really seemed concerned. The management company especially didn’t seem to care whatsoever. I now have others issues which I documented. I received an email requesting a virtual tour to address the ...

For the most part it was OK and easy to follow, they need to be more on the spot with communication. the one bad thing that happened is that one of the people in the finance department took it upon herself to contact my insurance broker and change the day the home owners insurance would go active. She did this a total of 7 times during the process. despite being told on the phone and through email that she was NOT to contact and request changes to the brokers directly. My insurance company was so fed up with her crap that they were getting ready to tell us that "they would no longer be ...

If you are okay with sinks being installed crooked, being lied to about what materials the home is made of and poor workmanship amd minimal insulation....continue the process. Bottom line...if you are looking for a cheap home you will get what you pay form they are responsive during the warranty period but no guarantees anything will get fixed. Honest review. I do like the communtiy I live in. The people make it worth it.

I’m so disappointed with the workmanship and quality of materials used to build my home. There are so many obvious mistakes that were made and I still have issues that have not been resolved. The quality of the flooring, cabinets and countertops are horrible which will need to be replaced in a couple years. I would recommend a tape measure and level to be added to their toolbox.

it was a bit disappointing experience with Lennar. It was frustrating to deal with a sales team that seemed uninterested and not fully transparent about the details, especially when it comes to things like owning a golf cart and the charging issues in the Condos. It’s was also frustrating to be told you’re pre-approved for the loan , only to find out last minute that we weren’t. The property itself and the amenities are up to our expectations. Regarding The lower-end appliances and finishes, Lennar did cut corners in those areas, and a bit disappointing that they don’t match the quality ...

We love Webbs Reserve. Closing did not go smoothly and the lack of communication from Lennar was disappointing. They have been responsive to requests for service since we closed. Make sure to go through the fine details of the contract to look for additional “hidden” charges.

Overall it wasn’t a great experience. I was not made aware of my lot boundaries even after closing, slates were not installed. Lot of my land is wasted because that I can’t even use and there are bushes and it’s not leveled. There is a slant on my backyard where Walter stagnates but every time I ask builder, he just come up with some reasoning. Bad design : hvac outer unit makes a lot of noise. And master bed room is right above it. You can’t even sleep it’s that much of noise. Same noise is there in the living room. That unit shouldn’t have been placed outside of living room.

Our sales experience started great. Grace and Steve were very attentive. After that first day, it was like everyone except Steve and Priscilla forgot who we were. We had to beg for updates, and when we didn't get them, demand updates by putting everyone on emails, calling repeatedly, etc. We repeatedly asked for information on our close and were ignored. We repeatedly asked for the name of the closing coordinator and were ignored. We repeatedly asked for the name of our builder and were ignored. We were told at the last moments that our close had moved from September to October. Because we ...

The buying part was relatively easy. Although, I was never sure of who to talk to. From the mortgage agent, realtor, home buying agent, new purchase coordinator, to the walkthrough agent. The paint is pretty low quality, so if you have kids you’ll be either doing touch ups all the time or repainting with a paint that will last if washed. For the price of the house I was shocked it didn’t come with soft close cabinets and drawers. Landscape is done cheaply. The company would rather throw mulch down instead of sod or rock. My yard has drainage issues that makes it impossible to walk on the ...

My underwhelming experience with Lennar

I’ve been very underwhelmed with the entire process. I’ve been in my house for almost two months and still have outstanding issues that were identified at closing (some were noted at the required walk through seven days prior to closing). The people have been nice but your entire process needs to be re-engineered. You also need to understand how your process impacts your customer as there is a huge disconnect with your current process. If Lennar cares, then someone will connect me so I can share all the details….there are so many.

The sales team at my subdivision was wonderful. However, the building process and the quality of my home is not worth the price point. I had to spend more money to correct cracked floors, a broken truss and framing that included “organic growth” that the builder said wasn’t mold. I have barely been in my home 60days and it’s clear that there was no attention given to detail. The ceilings are already separating from crown molding, walls separating from baseboards, issues pointed out at the final walk-through have reappeared.and window sills separating. In my mind, some of that is to be ...

Bought a new Lennar Home recently Sep 2024 at Fulshear cross creek. Not very satisfied

The closing process went smoothly. But the builders did not do great job and is disappointing. There were many issues mentioned at the time of closing, such as not enough hot water on master bedroom shower, floor tile broken, HVAC units not functioning properly, Landscape both front trees died already and spoiling front look. Builder assured in final walkthrough that they will take care of these issues after closing. My mistake for trusting them and sign on closing documents. Now it is been 45 days since we moved in. Still no one came from builder to repair cracked floor tiles/LVT. Plumber ...

I thought it was the right think to do to move into a new Lennar home. I bought a model that had been finished. I do appreciate the finishes in this price range and the layout and design. I had the home inspected. They resolved a couple items found on inspection including an outlet that should have been GCFI, but was not. However, since taking ownership, I have been finding defects in the home. Fiber Internet built into the home that didn't work. Crusty carpet where something had been spilled and a dent in the bathroom vinyl planking I discovered before moving in. A bathroom sink ...

Vivian our sales agent was great. We also loved our interactions with Lennar title. Our LO Kelsy was also helpful. We did have great experience with the front end super and the concierge position (new to us this time around). This is our second Lennar home and while our new home is beautiful we can definitely tell where the builder decided to cut back - we’ve had more issues with this home and have noticed a downgrade in quality work, options, and materials. This home was almost 200k more than the first and has lesser features, options, and quality. We also wish we had been told about ...

So many things were requested after the inspection but not fixed before closing but was told it’s taken care of. Bit good thing is that they took care of it when I showed them those issues after closing. Your mortgage was very high in interest and for some reason felt like they were not interested in my business.

I like the house but so many things are done to save a penny versus making it a true quality product. The yards are beyond terrible and they could have at least made them a bit usable if even just making the sides nice. They left a ton of garbage in my yard. The fact that they ran laminate flooring only halfway across the room and carpet on the other half is awful. Again just cheaping out of quality. Using plastic instead of metal in all the drawers (why?) why a double seat fiberglass shower? It leaves now room. Again must have been a bargain. A simple shower would have been more useful and ...

Attention to detail is extremely low. Didn't clean, paint on carpet, walls not smooth and in some areas not even painted. Outlets and outlet covers not secured. (But the electrical was inspected right? lol) They put the hose bibs in the dumbest locations. The one on the driveway side is at the back of the house... Some design engineer isn't too bright there. Flooring is not flat in all areas and the floor squeaks in spots like it's 30 years old. Zero customization is stupid. Expecting people to spend half a million and have no say in how the home is finished is embarrassing. Very true that ...
