Lennar, without my authorization, utilized a broker and Dilos Insurance, resulting in a $3,000 annual insurance premium. This fee was not disclosed until the contract signing with the notary, where I felt pressured to proceed. Immediately after acquiring the property, I secured alternate insurance for $850 per year. The subsequent reimbursement process from Dilos Insurance proved problematic. Dilos communicates solely with brokers, and Lennar offered no assistance. Signed on the dotted line, lined up our own mortgage lender and attorney...poof...there went the customer service for Lennar's Sales Team member, Lori. No longer answered emails, didn't tell us how to get vital information regarding our home (mailbox keys, HOA info/login, etc). As soon as you use anyone but their title, mortgage or lawyers, you're dead to them & good luck. Make sure you do an independent inspection of your home prior to move in. We purchased our home for $152,000, and while we were excited about the process, the lending experience was a nightmare. Despite being extremely responsive, providing all requested paperwork within 30 minutes, we were repeatedly asked for the same documents over and over. My loan officer was great, he was their every step of the way. After the sale John reached out and checked on me. Jessy was good during the walk thru but became unresponsive after the sale was final. The experience was unacceptable from the start. We were misinformed about multiple important issues by the salesperson. The homeowner orientation was a joke. Noting was explained to us . Unfortunately our experience has not been a good one… delayed build, delayed closing, and lots of quality issues (crooked door and window frames, locks not working, gate won’t close, dry walled over fridge water lines and air vents, lots of debris and nails left in yard, permanent markings on patio cement, appliances blowing the bad seamen breakers, to common area over watering and flooding the yard). Questions were not answered, meetings were not scheduled and therefore missed, and items were different on the house compared to purchase agreement and photos shown. Poor communication when I need something. When they want something from your lender or attorney, they are all over it. When it's time to do anything, they literally dictate and bully you on what they want done zero flexibility. The Lennar chosen title company is unresponsive and literally does not care about there "captured" business no risk of losing so why do anything to make the buyer happy. Any issues with the home are treated the same way anything Lennar can do to not help the buyer they will do.

However, I wasn’t pleased with being told the HOA was not going to be an issue-I’ve still not been able to get my approval and the HOA sends out warning and threats weekly.
