Sales people are incorrect with information or it’s possible as per contract that materials other than what is described will be used. After the sale, communication ceases with those directly related to sale. You will still get emails from lennar that’s it.

Good but must make a priority to improve!

Dont rush into an agreement with Lennar. Inspect inspect inspect. Buyer beware.

Excellent response till the date closing is not completed, after its hard to get the response. Not satisfied with the material and appliances.

Terrible responses to work we need done. Had my air conditioner go out in the first month and had to called around to 5 different people before someone would help me. Made a request on the Lennar service page to get my kitchen island fixed and am still Waiting for it. There are staples popping up thru the carpet all thru the house. Not impressed with the quality or the service after. Would never buy another Lennar house or ever recommend it to anyone. Very dissatisfied

The house has a lot of details, is like if they are giving you the house for free, we are still waiting for a part of the refrigerator that hasn’t arrived and it’s been 2 month since we moved in. Very cheap built houses but really expensive cost

Honestly, I do like my house a lot but I am really unsure about so much. Every single employee that I worked with, leading up to closing day, was absolutely amazing. We were not able to pick anything (not customizable) but they did agree to lay vinyl for me throughout the first floor rather than carpet the bedrooms. That was a huge win and I literally could not say enough great things about the local team from sales, to construction managers, and even to the loan officer and lenders, etc. Larissa, Victor, Mickey... all great to us. However, there is just so much that went wrong before closing. Although those on the ground did everything they could to get us into our home, we had to move-in with less than stellar completion because we moved from another state and had nowhere to live and no additional time/money to continue wasting on rentals. While I feel they begrudgingly fixed some of my "nitpicky" things during walkthrough, I am still unhappy with so much when it comes to the quality of workmanship and materials (i.e. the tile in the master bathroom is hideous and only belongs in locker rooms). Not to mention, it still looks like a child caulked it. Plus, as we started living here, so many things have been brought into light. Giant holes behind the lighting fixtures because they were cut out by a one-armed man, apparently. Honestly, I am afraid what we will find after our warranty expires or whether or not I'm living in a "money pit". Based on my feelings dealing with the local team, the "people at the top" were forcing us into signing off on everything too quickly. We had no choice though - with a locked in rate as well. We were made to feel like we were doing something wrong by having SO MUCH on the list to fix before close - and we did multiple walkthroughs. I really disliked the fact that I was made to feel "petty" about things (i.e. paint color touchups with the wrong color paint)! But, how is this our fault? I am paying you for a product that my family needs to be able to enjoy for years likely (with a recession) and feel safe in. Yet, all I heard was "management this" and "management that". Well, maybe the management in their corner offices want to come down next time and take a peek at the quality you are allowing to be put out. Your buyers aren't the problem so to make us feel like an inconvenience was a huge disappointment given the experience up to that point. And, it's very clear that it was not the local team pushing - they were trying to do everything in their power to help us, make us happy, and ensure things were done "right". Specifically, like making them replace the grass in the back that someone just let die instead of saying "it will grow back in a few months" like someone did. I just don't feel good will towards the overall company, and the people running it at the highest levels. The area is great, very pretty, and they've done a nice job on the development. However, the pool is far too small for the number of homes (although I hear they're building an olympic size pool in 2 years), as is the gym. But, likely that will make HOA fees go higher and this area is already highly taxed and has MUD tax. The parks also have zero overhead cover which is insane in this heat and the playground meant for smaller children is definitely not very toddler friendly. The lots are small and hilly in areas; oddly laid out. You see everything; our back deck looks straight into our neighborn's dining room window. For the price I paid, in the market we were in, I had to concede things like lot size. However, I will likely never buy another Lennar home in a box again. ... More

This is my second Lennar home purchased, the first purchased before the collapse. I had hoped that the resilient economy and lessons learned from the past that the homebuilder is simply in the business of slamming up a bunch of houses without regard to customer experience. The home is very well designed, and the community is lovely, but from the framing to the wiring, to the plumbing, to the cabinets, doors, and windows, the labor used to construct and/or install finishes in this home are semi skilled at best. I am happy with my home, but know it will need to spend an additional tens of thousands of dollars addressing the builder defects. ... More

Still early but seems like a well built home. Staff has been friendly, responsive and helpful

We recently built our new Florida Home with Lennar. Overall, we are very happy with our experience. We bought during the period where they were requiring highest and best offers, which is a bit frustrating. Not only did we not get to choose our options, but we had to bid against everyone else. That being said, the house they delivered was mostly what we were looking for, they delivered a little bit late, but compared to other builders they were fast. The value is great compared to other builders in the area. Our Sales agent was excellent, and the service responses so far have been great as well. It's easy for people to complain about their builders, but when we look around and see the overall state of the housing market, contractor labor shortages, supply chain issues, etc., we feel that the builder did a pretty good job despite those challenges. Sure not everything was perfect, but anyone expecting perfection in this market is either going to pay through the nose, or be seriously disappointed. Overaall it is ok ok exprience. House has decent quality with no major issues. However, get every issue resovled before you move-in. Once you move-in, they say it's your responsbility. They did a poor job on lawn and now i have one side which is great and other side its just weed with in 3 weeks of move-in. they say it's my reseponsbility to ge the weed treated. I raised the concerned during the delivery about the dead pacthes and they said it's bermuda it will just grow back. it did not and now i have bunch of weed with in the 3 weeks of move-in. they really did a number on my lawn.

Many items were not completed until after closing. Three months later and we're still waiting for a lamp post. For those things that have been done post-closing, we had to wait weeks for a response.

Construction superintendent was absolutely unresponsive. In fact he never showed up for my walk through.He made nine commitments and never met one.I closed on the house on April 27th and did not receive house keys until June 19th. Still don't have closet doors.I intend to caution every new owners of what to expect when they move in.On the other hand the sales personnel were outstanding.They were responsive and really tried to assist in getting things done. I don't know how they can work with the construction superindent.It's a shame because you have a good product and concepts and one individual can leave such a bad impression. ... More

Let's start with the workmanship and materials: zero stars. Lennar's work screams sloppy, rushed, and lacks attention to basic details. There were several parts of our home that were left half painted or unpainted. Places that we didn't notice during the final walk through because we had to hurry and get to the closing office. There were cracks around our door locks in which they tried to just paint over it instead of replacing the door. The electrical outlets and AC vents are all installed crooked. The AC in the upstairs rooms were not working. The caulking looked like a 2-year old did it. Just extremely sloppy and uneven in places that it should have been neat. Our ring doorbell camera was caulked and mounted to the door crooked. Within one month we had paint peeling from the back of the house, it literally looked like it was melting away. We have paint separating from the wall frames in the bathroom. All of this and we've only been here for one month. I'm so scared to think about what this house will look like in 5 years. They came to "fix" the paint that was coming off in the back of the house and all they did was paint over it. There's absolutely no primer anywhere, just paint on walls. Trustworthiness: zero stars. We trusted that we would be getting good quality work and we didn't. They simply just made it look presentable for closing day. Because here are three months later and we're constantly finding flaws that should have been acknowledged by the builders. Value for the price paid: zero stars. Responsiveness to issues: Allison would not let my realtor (who happens to be my sister in law) join in on the blue tape walk. That was the first red flag. Why wouldn't you let a first time homebuyer's advocated join in on the walk through? So my sister ended up coming in afterwards and making her own notes and checking for things that she knew Allison didn't check for, like toe kicks, messed up caulking, mismatched paint colors on the walls etc. When we gave the list to Allison and Matt, they pretty much disregarded it and only fixed what was on THEIR list of things to fix. The toe kicks were a mess by the way. Allison was working with us on our service requests, all I can say is I'm glad she isn't anymore. Thank God for Jose. Allison took forever to respond to emails and answer questions. Never answered the phone. She constantly asked for pictures of the problems as if we didn't already send them. I had a video call with one of the Lennar representatives to address some workmanship issues where he took pictures from his phone. A week later, Allison is asking us for the exact same pictures. Like, what were you all doing for an entire week besides not communicating with each other because you already have the pictures on file. For two weeks she was supposed to bring the paint coupon that they didn't give us when we got our keys, and she never brought it. Instead we got a message from Jose saying that he would be working with us going forward. I voiced my frustrations and concerns to him and he began working immediately. He brought the paint coupon which I had been begging for, and set up the painters, electrician, AC people, and FS Blinds to come to my house all within one week! He is simply amazing. Another person that left a bad taste in our mouths was Matt. Matt was the building manager or whatever he called himself. He spent too much time talking, and not enough time listening. There were multiple times we would be in the neighborhood checking on the progress of the house and he would just drive right by us as if he didn't see us. No slight wave, no "hey", or anything. It was clear that he didn't want to be bothered and that made us feel like we couldn't voice our concerns to him. He was super stand offish and not easy to talk to. We didn't even feel comfortable talking to him seeing the way he always avoided us. I'll never forget, two days before closing we went to look at the house. When we got there we saw Matt pulling off. Per usual, he didn't stop to speak, say hi, or see if we needed anything, just drove right off like we were invisible. We noticed that all of the doors to the house were locked. We called Matt to come open the door for us and he said that he was "too far" to turn around and come back. But we literally just saw him leave when we pulled up so we knew he was lying. At that moment, I knew I could never trust anything he said if he would lie about something like that. The only time Matt was nice to us was when we FIRST met him. Duh, because he didn't want to show his true colors right off the bat. We couldn't believe how he ignored us every time we saw him thereafter. But it is what it is. In conclusion, I wouldn't purchase another home from Lennar if they were selling it for $20. We were robbed of the excitement from our first home buying experience due to the rudeness and lack of knowledge from the Lennar representatives and for that, I am counting down the days until we can retry this whole process again with a more competent builder. ... The things needing fixing are so basic. For example majority of the doors don't close without rubbing against the door frame. Craftsmanship is poor on the baseboard trim in many places. Paint edging where it meets the ceiling looks like I did it myself without any care.

Sales people seemed to say anything to make a sale even if they later couldn't or wouldn't follow through on things. Also, the fact Lennar decided to no longer do 1-year touch ups was not made clear until warranty walk-through, I've never heard of a builder not doing at least a 1-year. My previous builder did 6-month and 1-year. Not being able to make any alterations, even simple things like moving lights is ridiculous for the price range. If they aren't going to let you pay for extra recessed lights (or even just move them), then they should let you bring a licensed electrician pre-drywall because with I-beam rafters, running wires after the fact is virtually impossible. Attention to detail prior to closing was poor. The drywall and paint was worse than my previous house which cost half as much. The two "independent" TLC reviews I was told were going to happen either didn't happen or they did a very poor job. The house was not even cleaned prior to closing and I had clean all cabinets prior to put things in them. Thankfully the warranty department has helped resolve virtually all of these issues. ... When we first looked at the home we noticed that there was a large crack in the driveway concrete. When we showed up for the walk through the cracked concrete was replaced with new concrete which is a complete different color from the original. Crazy thing is they only needed to replace one section (1/6) and they did 2/3 of the driveway so now the driveway looks like a patch up job. Lennar DECLINED my request to fix the problem stating that they are not responsible if there is any staining or discoloration of the concrete driveway!!! I can not believe that LENNAR would allow this patchwork driveway to be something visible to potential buyers in the community!! Someone in the corporate office needs to see this and correct the house of many colored concrete. Driveway/sidewalks/entry all have a different color concrete not to mention the footprints and dried concrete drippings on the surface. I would like to also mention that there is concrete blown on my house from the construction company when they blew concrete onto the houses on both sides. No one has even tried to clean up the mess. Overall good experience. Price of home is worth quality of the build. Only downside is getting issues fixed covered by warranty after closing.

The person who inspected each job after it's finished let most of the sloppy job go and passed it on to us. So many things were not met the specification or quality and they let it go. This is the first time I built a new house and I could not believe i will have this type of experience. Personally I don't think it's Lennar fault, it's the person who is in charge of final inspection of each job/items that let it go. If I'm in charge of inspection this house or my house I would tell the contractor to do a better job or redo the job until it's good. I don't have anything good to say about the person who was in charge of inspection of my house...very very very bad. This person should not be working for a Big Name Like Lennar. Buying process was easy and exciting.

Lennar home buying overall experience was great with minus one star. Positive: excellent, trustworthy sales team; weekly photo/video updates were very helpful; smooth communication with construction team (prior to closing only); easy and clear closing process; good material for the price. Negative: several outstanding issues (due to supply chain issues, eg windows, window screens, bathroom mirrors) are still not resolved 6 weeks after the closing (still not know when they are fixed); without reminder from the buyer, no proactive communication from construction team After the closing. Lennar delivered our home on time in a VERY challenging construction market. It bc was a complete hands off experience, with intuitive technology to support a remote transaction experience throughout t the process. Craftsmanship is top notch, and all Lennar reps have provided outstanding customer service. Thank you!

Very bad all departments.

Overall we are very pleased with our new home. COVID-related issues caused delays and unexpected changes but I don’t fault Lennar for those. The home is well built. External issues should have been avoided. Our home is on a cul de sac and was positioned such that the driveway has to be curved. The issue is complicated because utilities and a street light are located adjacent to the driveway. Lennar is working with the county to improve access, but this should have been addressed long before closing. The same issue affects other nearby homes on our street and the next street with a cul de sac.
